  2. How you commute. Proximity to I-95 may matter more to one buyer while Brooke or Leeland Road VRE access matters more to another.

Located near the Courthouse Road/I-95 corridor, Embrey Mill includes multiple housing types rather than one uniform product.

The community reports more than 285 acres of open space, more than 10 miles of trails, and over 15 parks and playgrounds. Amenities include the Embrey House pool and fitness center, Knight Meeting House and pool, dog parks, a community garden, and other recreation areas.

Embrey Mill also includes Cascades, an age-restricted 55+ portion of the development, with condominium and elevator-flat options currently marketed by builders.

Who should consider Embrey Mill?

Buyers should investigate Embrey Mill if they place a high value on:

  • Extensive common-area amenities
  • Walking and recreational trails
  • Multiple housing formats
  • Newer construction or relatively recent homes

Aquia Harbour

Is Aquia Harbour a waterfront community?

Yes. Aquia Harbour is a gated Stafford County community built around Aquia Creek, with a marina and navigable access toward the Potomac River. Not every property is waterfront, so water access and waterfront status must be verified individually.

The Aquia Harbour Property Owners Association lists community amenities including swimming pools, parks, horse stables, a country club, a nine-hole golf course and driving range, and a marina.

The marina includes floating docks, a boat ramp, fuel service, kayak and canoe launching areas, and other boating facilities.

What should buyers investigate in Aquia Harbour?

In addition to standard HOA documents, buyers considering Aquia Harbour should examine:

  • Whether a particular property is waterfront, water-view, or neither
  • Flood-zone information when relevant
  • Marina and boat-storage availability
  • Current amenity and marina fees
  • Association rules
  • Property topography and drainage
  • Home age and condition

A waterfront designation should always be verified from appropriate property records, surveys, flood information, and title documentation rather than assumed from a listing description.

Augustine North

What is Augustine North known for?

Augustine North is an established Stafford community built around the Augustine Golf Club and is particularly relevant to buyers looking for detached homes in a wooded, golf-course-oriented setting.

The Augustine North Community Association describes the neighborhood as a community of nearly 400 homes in northern Stafford County surrounding Augustine Golf Course. 

Augustine Golf Club itself is an 18-hole, par-71 course occupying rolling and wooded terrain.

For buyers, golf-course adjacency deserves additional due diligence. A property facing or backing to a course may differ substantially from an interior lot in terms of views, privacy, exposure to course activity, and maintenance considerations.

Augustine North may warrant a closer look if you want:

  • Detached single-family homes
  • An established subdivision rather than a newly developing community
  • Golf-course proximity
  • Community recreational amenities
  • Access to the Courthouse Road corridor

Buyers should verify whether a particular property actually backs to the golf course rather than assuming all Augustine North homes do.

Leeland Station

Is Leeland Station convenient for VRE commuters?

Leeland Station is worth considering when rail access is an important part of your housing search because the community is in the same general Falmouth/Leeland Road area as the Leeland Road VRE station. Actual drive or walking distance should be checked for the specific address.

Leeland Road VRE Station is located at 275 Leeland Road, Falmouth, VA 22405. VRE identifies it as a Zone 8 station on the Fredericksburg Line and provides free surface parking.

Leeland Station itself is governed by a homeowners association and includes a community pool.

For a buyer whose employer is accessible from Crystal City, Alexandria, L'Enfant Plaza, or another VRE-connected destination, station proximity can change the commute calculation significantly.

That does not automatically make the train faster than driving. It provides another option, and buyers should evaluate the entire door-to-door journey.

Woodstream

What does Woodstream offer?

Woodstream is an established North Stafford homeowners association community that may appeal to buyers who want neighborhood recreational amenities without specifically seeking a large newer master-planned development.

The Woodstream Homeowners Association reports 495 homes, a community swimming pool, basketball court, and two tot lots.

Its North Stafford location also puts buyers in the broader Garrisonville/Route 610 area, where access to shopping, services, I-95, and Quantico may be important considerations.

As with any established HOA community, compare the actual house as closely as the neighborhood. Age, renovation history, lot location, mechanical systems, HOA compliance, and deferred maintenance may vary considerably from one property to another.

Falls Run

Are there 55+ communities in Stafford County?

Yes. Falls Run is an age-restricted active-adult community in southern Stafford County. It offers both single-family and condominium housing and is one of the county's established options for buyers specifically seeking a 55+ community.

Falls Run began in 2002 and contains 781 dwelling units on approximately 228 acres. According to the community association, 582 units are attached or detached single-family homes, while another 199 homes are condominiums in the Villas at Falls Run.

Community facilities include indoor and outdoor pools, fitness facilities, tennis and pickleball courts, bocce, meeting spaces, and additional recreational amenities. 

An important Stafford-area geographic detail is that Falls Run properties use a Fredericksburg mailing address but are located in Stafford County. The association specifically notes that Stafford County provides its government and emergency services. 

That illustrates why buyers should never determine jurisdiction based solely on the city name in a postal address.

What About Homes With More Land?

Not every Stafford buyer wants an HOA community.

Buyers looking for larger parcels, fewer shared amenities, or a more rural setting should broaden the search beyond named subdivisions. Portions of western and southern Stafford County offer homes on larger lots, while certain eastern areas provide access to rivers, creeks, and wooded properties.

These homes require a different form of due diligence.

Depending on the property, buyers may need to investigate:

  • Private well systems
  • Septic systems
  • Drainfields and reserve areas
  • Private or state-maintained roads
  • Easements
  • Flood zones
  • Internet availability
  • Agricultural or conservation restrictions

A larger lot does not necessarily mean fewer restrictions. The property's zoning, deed restrictions, easements, environmental conditions, and subdivision documents all matter.

How Much Do Homes Cost in Stafford County?

As of September 2026, Realtor.com reported a Stafford County median listing price of $599,450 and a median sold price of $550,000. Those are different metrics: the first reflects asking prices for listed homes, while the second reflects transaction prices for sold homes. Realtor.com also reported a median 39 days on market for the county.

Zillow measures something different. Its Zillow Home Value Index, which is an estimate of typical home values rather than a median listing or closed-sale price, placed Stafford County's typical home value at $537,904 as of August 31, 2026, up 0.6% year over year.

These numbers should not be substituted for one another.

Countywide statistics are useful for context but not for determining what a particular community or property should cost. Property type, lot, age, condition, upgrades, micro-location, and current competition can produce substantial differences within the same ZIP code.

What Is the Commute Like From Stafford County?

The short answer is that there is no useful single “Stafford to DC” commute time. The result depends on the neighborhood, I-95 access point, destination, departure time, Express Lane conditions, and whether you drive or use VRE.

VDOT's I-95 Express Lanes extend through Stafford County, with Stafford access near Route 17 and Route 630/Courthouse Road and additional access near Quantico.

For rail commuters, Brooke and Leeland Road both serve the VRE Fredericksburg Line.

As an example, VRE's schedule effective March 16, 2026 showed one morning train departing:

  • Leeland Road at 5:24 a.m. and L'Enfant at 6:42 a.m.
  • Brooke at 5:30 a.m. and L'Enfant at 6:42 a.m.

That is approximately 78 minutes from Leeland Road and 72 minutes from Brooke on that particular train, before accounting for travel to the station, parking, waiting, or transportation from L'Enfant to the final destination.

Schedules change, so commuters should verify current VRE service before making a housing decision.

For most buyers, the primary difference is not mileage. It is reliable access to the transportation option they expect to use most often.

What Should Military Buyers Consider When Moving Near Quantico?

Military buyers stationed at Marine Corps Base Quantico should build their home search around the actual work location and reporting schedule, not simply distance to the base.

Quantico encompasses a large installation, and gate choice can materially affect a commute.

Military buyers should also consider:

  • PCS timing
  • VA financing and lender requirements
  • Estimated ownership period
  • Potential future resale
  • Whether renting the property later is part of the plan
  • HOA rental restrictions
  • Distance to the appropriate Quantico entrance
  • Backup routes during I-95 congestion
  • VRE feasibility for household members commuting elsewhere

Aquia Harbour and other parts of North Stafford may be geographically closer to Quantico, while central and southern Stafford communities may provide other tradeoffs involving housing style, price, VRE, amenities, or lot size.

Rather than choosing by mileage alone, test the commute during the hours you actually expect to travel.

What Should Buyers Know About Stafford County Schools?

Stafford County Public Schools serves addresses throughout the county, but buyers should verify the attendance assignment for each individual property directly with the school division.

Stafford County Public Schools publishes official elementary, middle, and high school attendance-zone maps, including updated 2026-2027 boundary maps.

School boundaries can change. The closest school is not necessarily the assigned school, and third-party real estate websites may not reflect the latest boundary revisions.

Before buying, review:

  • Official SCPS attendance boundaries
  • Current transportation information
  • Enrollment requirements
  • Available educational programs
  • Planned boundary changes
  • School construction or capacity projects relevant to the address

Different buyers prioritize different academic programs, services, transportation needs, extracurricular options, or educational settings. Official data and direct research are more useful than assigning a neighborhood a generalized label based on schools.

What Should Buyers Know About HOAs?

An HOA should be evaluated as part of the purchase, not after the contract is signed.

For the communities discussed in this article, association structures and amenities vary substantially.

Before purchasing, examine the current disclosure package and identify:

  • Regular assessments
  • Special assessments
  • Reserve funding
  • Architectural restrictions
  • Parking regulations
  • Rental restrictions
  • Pet rules
  • Maintenance responsibilities
  • Amenities included in the assessment
  • Pending litigation
  • Recent board minutes when available

A buyer comparing Embrey Mill with Aquia Harbour, for example, should not simply compare the dollar amount of the association fee. The associations provide different facilities and services.

Property Taxes in Stafford County

Stafford County's Board of Supervisors set the calendar-year 2026 real estate tax rate at $0.9675 per $100 of assessed value, together with a $0.014 Fire and Emergency Services levy. Those rates were adopted with the FY2027 budget, which took effect July 1, 2026.

Assessed value is not the same thing as listing price, purchase price, or market value.

Buyers should use the property's current assessment and applicable tax classifications when estimating taxes rather than multiplying the purchase price by the tax rate and assuming the result will equal the actual tax bill.

How to Decide Which Stafford Neighborhood Fits You

There is no universal winner among the best neighborhoods in Stafford County, VA.

A better approach is to build a shortlist according to your actual priorities.

Consider Embrey Mill if master-planned amenities, trails, newer housing, and multiple housing types are high priorities.

Consider Aquia Harbour if a gated community, marina access, boating opportunities, golf, or the possibility of waterfront property matters.

Consider Augustine North if an established detached-home community surrounding a golf course appeals to you.

Consider Leeland Station if access to the Leeland Road VRE station is an important part of your commuting strategy.

Consider Woodstream if you want an established North Stafford community with recreational amenities.

Consider Falls Run if you qualify for and specifically want an age-restricted 55+ community with extensive recreational facilities.

And if your priorities are acreage, fewer shared amenities, waterfront property, or a more rural setting, your best match may not be a large HOA subdivision at all.

The most effective Stafford home search starts with your commute, budget, housing requirements, and long-term plans, then compares neighborhoods and individual properties against those criteria.
